WE MAKE SURE THEY CAN REVIEW ALL DETAILS TO BE REFLECTED ON THE SETTLEMENT STATEMENT. WE CAREFULLY FOLLOW THROUGH WITH THE SALES CONTRACT REQUIREMENTS TO ASSURE A SMOOTH CLOSING FOR ALL PARTIES.
2. THEY HAVE UNLIMITED ACCESS TO OUR RESOURCES WITH OUR UNDERWRITER AND THE COURT HOUSES TO EXPEDITE INFORMATION NEEDED TO RESOLVE AND CONCERNS THAT MAY ARISE.

FOR YOUR LENDER AND MORTGAGE BROKER:
1. WE WILL DO A CURRENT OWNER SEARCH WITHIN 24 HOURS OF A REQUEST TO EXPEDITE YOU APPROVAL FOR A LOAN.
2. WE WILL PROVIDE A TITLE COMMITMENT WITHIN THEIR TIME FRAME AND NOT CONTRIBUTE TO ANY DELAYS SO AN EXPEDITED CLOSING CAN OCCUR.
FOR ALL CLOSINGS:
1. WE AUTOMATICALLY MAKE THE NECESSARY ARRANGEMENTS FOR PAYOFFS AND TAX CERTIFICATIONS TO BE PROVIDED TO THE LENDER PRIOR TO SETTLEMENT.
2. WE CONTACT ALL WATER, SEWER, ASSOCIATIONS AND RECYCLING AUTHORITIES TO PRORATE AND HAVE PAID ANY BILLS AT TIME OF CLOSING.
3. WE WILL EMAIL, FAX, CALL WITH BOTTOM LINES PRIOR TO CLOSING ONCE ALL FEES ARE RECEIVED BY THE LENDER, REALTOR AND MORTGAGE BROKER. OUR GOAL IS TO HAVE THIS AMOUNT TO YOU AS SOON AS POSSIBLE TO GIVE YOU THE TIME NEEDED IF FUNDS ARE REQUIRED AT CLOSING.
